Investment

The total investment comes to 16,062.000 CAD, including costs. The partnership’s equity capital is CAD 6,390,000,- maximum, divided among 426 participations at a value of 15,000 CAD each (approx. 9,500 Euros).

Place Bathurst Mall is located at 1300 St. Peter Avenue, Bathurst, New Brunswick, Canada. The complex was built by the Rocca Group in 1964-1965. The Rocca Group was a very prominent project developer in the 60’s and 70’s. In 1989, the complex was expanded and completely renovated.
The total parcel has an area of 78,900 m2, of which 20,246 m2 is leasable. There are 1050 parking places on the premises. The main tenants in Place Bathurst Mall are Zellers, Sears, and Staples with lease agreements of twenty years (Zellers) and fifteen years (Sears and Staples) until 2009, 2009, and 2013, respectively. Altogether, they are leasing over 55% of the building.

The city of Bathurst lies on Chaleur Bay, in the province of New Brunswick. The Chaleur region has an area of 3,900 km2 and over 100,000 inhabitants. The only three shopping centres in the entire region are located in Bathurst. The regional economy has enjoyed steady growth over the past 50 years, providing its residents with a high standard of living. To this day, Bathurst is still the principle commercial centre of the Chaleur region and the city has been growing thanks to a top-notch workforce.
Tourism is also a major industry in the region. In addition to its beautiful, virgin beaches for the summer, it is also a great destination for hunting, fishing, and camping. There are top-notch skidoo routes in the winter.
In Bathurst, St. Peter Avenue, the street that Place Bathurst Mall is off of, is known as the “Golden Mile of Retail”.
